PRICING
Scoped to your project. Confirmed before work begins.
Most commercial photometric plans run $300–$2,500, depending on site size, jurisdiction, documentation depth, and turnaround. Every project is different, so we scope yours specifically: we identify every document your permit requires — photometric plans, load calculations, energy compliance, controls — and confirm the exact fee upfront. No obligation.
HOW IT WORKS
From inquiry to confirmed fee, typically same day.
Send your project details
Share the site plan, jurisdiction, and project timeline through our intake form. CAD, PDF, or a phone photo - whatever you have.
We scope and confirm
We review the site conditions, identify every document the permit requires — photometric plan, load calculations, energy compliance, controls — and send you a clear fee proposal, typically within a few hours.
Approve and we begin
Once you approve the scope and fee, we start immediately. No deposits, no contracts longer than the project itself.
SCOPING FACTORS
What determines the fee.
We do not use template pricing because every site has different conditions. These are the factors we evaluate when scoping your project. For typical ranges by project type, see our photometric plan cost guide.
Site size and zones
A single parking lot calculates differently than a multi-zone campus with separate drive aisles, pedestrian areas, and building perimeters.
Jurisdiction requirements
Some cities require basic illumination documentation. Others mandate dark-sky compliance, BUG ratings, and property-line trespass calculations.
Documentation depth
A standard permit submittal needs fewer deliverables than a project requiring energy code calculations, 3D renderings, or CAD source files.
Fixture conditions
Working with a pre-selected fixture family is faster than evaluating multiple options or specifying from scratch.
Turnaround
Standard delivery is 48 hours for most projects. Same-day and 24-hour rush are available and reflected in the scope.
Revision scope
Every project includes revision rounds. Projects with complex review cycles or multiple stakeholders may need additional coordination.
Number of electrical circuits
Load calculations are sized to the number of branch circuits and panel connections in the lighting design. More circuits and longer runs increase the calculation scope.
Energy code jurisdiction
COMcheck documentation varies by energy code — IECC, ASHRAE 90.1, or California Title 24. The applicable code determines the compliance calculation method and certificate format.
Control system scope
Controls planning and commissioning are scoped by system type (Lutron Vive, Acuity nLight, 0-10V, DALI), number of control zones, and whether the engagement includes on-site commissioning.
EVERY ENGAGEMENT INCLUDES
The standard your project receives.
The photometric plan is included in every engagement. Additional documentation — load calculations, energy compliance, voltage drop, controls — is scoped based on your project's permit requirements and jurisdiction.
Point-by-point foot-candle grid
Fixture schedule with full specifications
Site plan overlay with fixture locations
Compliance summary for your jurisdiction
Iso-footcandle contour lines
Property-line light trespass calculations
BUG and cutoff classification
Included revision rounds
Additional documentation scoped per project
NEC Article 220 load calculations
Voltage drop verification
COMcheck compliance certificates
Controls planning documents
Controls material schedules
Commissioning reports
Controls services are scoped based on system type, number of zones, and commissioning complexity. Fee confirmed before work begins, same as every engagement.
Why pay when some fixture companies offer plans at no charge?
Free plans are tied to selling a specific fixture line. They can be useful for product comparisons, but they are not built to represent your interests in permit review or to adapt cleanly if procurement changes direction.
We scope and bill for design work because the deliverable is a manufacturer-agnostic permit package built for your jurisdiction, your site conditions, and your approval path. You know the fee before work begins, and the plan remains usable regardless of what happens during purchasing.
COMMON QUESTIONS
Frequently asked questions.
Fees are based on site size, jurisdiction requirements, documentation depth, and turnaround. After reviewing your project details, we provide a clear fee proposal, typically within a few hours. There is no cost or obligation for the scoping conversation.
